Why now — the Class MA window. Since March 2024, Class MA permitted development rights have been significantly expanded: no floor-space limit (previously capped at 1,500 sqm), no vacancy requirement, and any Use Class E building qualifies — offices, shops, cafes, restaurants, light industrial, gyms, medical centres. Prior approval (not full planning) means it's faster, cheaper, and has fewer grounds for refusal, with no affordable-housing contribution on schemes under 10 units.
